The bigger the home, the higher the valuation. A home’s value is estimated at price per square foot. This is the sales price of the home divided by its square footage. Typically, the newer homes have higher market values. This is because critical systems of the house (including electrical, roofing, plumbing, and appliances) are newer and will less likely need repair anytime soon. The number of homes for sale in Honeywood and the number of home buyers during a specific period can impact the prices of homes. If there are a lot of buyers and fewer homes, the value of homes is likely to shoot up. Contact our experienced real estate agent to help you know the best time to buy a home in Honeywood. Buyers are finding some of the best deals in the small cities around Toronto. New listings around the GTA rose significantly over 2019, and the average selling price is up by almost 20%. Canadians are showing more interest in suburban and rural areas, where the average buyer can still purchase an average home. As their work and life balance shifts, more people are opting to move out of the urban areas and escape the bustle. According to a recent market survey, Canadians are looking for more green space, square footage, and local amenities. Buyers find all these and more in the Honeywood area. Rolling green hills, scenic waterfalls, wooded hiking trails, one of the best ice skating rinks in the area, and more are just minutes away. Jennifer Jewell
In the Honeywood Market area, the median asking price ranges from $657,000 to $1,272,000. The most common property listing has three bedrooms. Most of the area markets show an average number of new listings between 20 to 120 properties. Most listings stayed on the market an average of 30 days throughout the summer, but some showed for as little as 17 days. That average is expected to drop moving into the fall and winter. Because of the effect of the pandemic on the market, prices are likely to push upwards. After a tough spring, the market saw a powerful surge in housing sales. Many homeowners didn’t go on vacation and stayed in the market over the summer. Home purchases in July and August were the highest ever.
It may be surprising to see some competition among home buyers in the latter part of 2020 and early 2021. Most industry analysts expect that growth to settle to close to normal by the end of the year. Yet, buyers and sellers continue to be active in local markets as new inventory continues to become available. The CMCH predicts a housing correction over the winter and 2021 looks more promising based on buyer intent and available inventory.
